Building Control Notice

IMPORTANT:  Read this information before selecting building consent application forms.

Council has changed to electronic computer based systems for building consent applications.

Lodging Building Consent Applications and how to shorten the Building Consent Process

  1. Applications must include all of the relevant documentation called for in the application checklist, including the checklist itself, and a fully completed application form.  Applications must be fully complete otherwise they are likely to be returned unprocessed.
  2. Make sure the Design LBP memorandum is included for all restricted building work.
  3. For preference lodge the documents electronically on disk.
  4. Do not lodge on memory sticks.
  5. Do not lodge by email.
  6. Paper applications can be provided but will be delayed for scanning and will incur scanning fees.
  7. Only one copy of the documents is required for paper applications.
  8. Applications should be completely in paper or completely electronic.  Do not mix paper and electronic.
  9. Save electronic documents in PDF format or in Word or Excel.
  10. Make sure the PDF files are unlocked and are not password protected.
  11. Bookmarking of plans and other PDF documents is not a requirement but is very helpful if you have the capability of doing that.
  12. If bookmarking please name the sheets to show what the contents are.  For example do not use 'Sheet 1' use 'Ground Floor Plan'.
  13. Ensure plans are the right way up for reading.
  14. Fully complete the application form.
  15. Fully complete the application checklist.
  16. A3 size original sheets for drawing are preferred but large projects will need larger sheets.
  17. Use colour on documents carefully.  Colours used must be able to be scanned and printed.
  18. Where colour coding is used for highlighting details or other items (such as truss layouts) please provide those in colour.
  19. Save documents in groups as single PDF documents (there should be four PDF documents) follows:

Application PDF1
Certificate of title
Letter accompanying applications

Plans PDF2
All plans
Truss and Frame design
Services plans and wastewater systems

Specifications PDF3

Bracing calculations if not on plans

Site Report

Saved as single documents

Council forms

Application form application checklist

Saved as individual documents

Miscellaneous word and excel documents if not saved as PDF's.  If in PDF format then save in one of the named groups that applies.

20.    Do not include full copies of manufacturers’ manuals.  Provide applicable pages
         only.
21.    Ask for the consent to be issued electronically if time is an issue.

Please advise us how you would like your consent documents returned.  You have one of two options:

  • On disk, in PDF format
  • In printed paper form

Paper copies will be charged for.

When applying for a building consent please complete the boxes on the PDF below to indicate to us whether you would like your consent in electronic form on a CD or as a printed paper copy.
