A Project Information Memorandum (PIM) is a report issued under Section 35 of the Building Act 2004. It summarises what Council has on record about a property that may have an effect on the building project you are undertaking. This includes checking compliance of the project with the relevant Resource Management Plan rules. It identifies if a Resource Consent is needed, any requirements in terms of connections/disconnections to services and any Development Levies that may apply.
Although your PIM can be applied for at the same time as the Building Consent application; it is better to obtain a PIM before seeking a building consent. This ensures that you know all of the matters that may have an effect on your project. You do not have to have a PIM before applying for a Building Consent, but it can save time when you get to the Building Consent process. A Building Consent cannot be issued prior to a PIM being obtained.
Application fees (effective from 1 July 2009) for PIMs are as follows:
| Standard PIM |
$330.00 |
| Intermediate PIM |
$165.00 |
| Minor PIM |
$40.00 |
A LIM (Land Information Memorandum) relates primarily to land and property. It is a good idea to obtain one before you buy a property. See the separate Section for more information about LIMs.
